THIS PLAN FOR FREE?    YES, AND MANY OTHERS! Welcome to J&S Free House PlansWhen we say Free House Plans we mean free house plans. If you type in the keywords, free house plans, on Google, you get ten results that used that keyword to get you to their site where no plans are free. However, I found one site that offered one particular plan free but if you wanted any of the others you had to pay regular price. All our plans are free for the taking, we just ask a $5.00 processing fee to cover our overhead. These plans are on pdf files that will be sent to you as soon as payment for the fee is made. Our plans run from 600 square feet of living area to over 2000 square feet but most are in the range between 1000 square feet and 1400. So you can see that J&S Free House Plan's focus is on small homes. However, no matter the size of the house, the fee is the same because you are not buying the plans, but paying for the process that gets them to you. Some are two pages, as the one presented here but the fee is the same, just the one fee for the two pages. Most, however, are on one page. The file will print out on a sheet 22"x 34 and most will have a main floor plan at 1/4" scale, a cross section also 1/4" scale, a roof plan and foundation plan as well as 4 elevations at a lesser scale. FOUNDATIONS: Most of these plans are drawn with a concrete slab floor and a 12"x12" footing.That is fine for a warm climate where deep frost is not a problem. Here in Colorado, as in many areas it is not feasible. Foundations are basically area specific. Here you have to have a soil analysis to determine the type of foundation needed, then have the foundation designed according to the analysis. Where I live a stem wall sitting on a footer works because of the soil type. But a mile or so to the south the soil is expansive (betonite) and the stem wall has to sit on caissons. So this must be the responsibility of the client to follow up on. J&S Free House Plans offers you not only one of these plans but all you want for the same fee each. We know that these are tough times now and not much building going on but the expectation is that times will change and there will be a recovery in the building business. If so, it will be wild as it has been a long recession. So feel free to browse the plans and if you find something you like and if the five dollar fee isn't too much for it, hit the checkout button that puts you on the PayPal shopping cart page for that plan and from there it is just following directions. The file will be sent to you that you can take to any blue print shop and have it copied. NOTE: These plans are copyrighted and can legally be used only by fee-paying clients. However, in small houses there is not much flexibility and similarities can occur. As the old saying goes, that's like a tin can tied to a dog's tail. It's bound to occur. It is the responsibility of the client to check into local building codes and get engineering help if required. PLAN MODIFICATION Any of our plans can be modified at a very reasonable price, depending on how much work is involved. If you want a basement, that can be added if the plan works for it. Or if you want a different foundation such as a stem wall with a raised floor we can do that too. If you have a different plan that you would like modified, not one of ours, we can do that too.
